Wayne Hocking and his Peard Real Estate team are yet to celebrate their first birthday but are confident they will succeed in their mission to become Bull Creek’s number one real estate office. By Dea Lalvoic
Make no mistake, says Wayne Hocking. The bold “guarantee” that clients will receive the best area knowledge and real estate expertise is backed by a team of professionals who are passionate in offering the highest level of service to their clients.
A premium brand and unique team culture are contributing to the success of the office which is already making its mark on the area’s real estate scene.
Licensee Wayne has worked in real estate for many years spending the last five of his career, in search of a new and promising venture.
Exploring the option of opening his own office for some time, Wayne knew that timing and the right location would be imperative to a new office’s success.
“I was watching the Peard brand closely while working for a competing real estate agency and thought to myself,"these guys are doing something different”."
He describes Peard Real Estate as being “everywhere” at the time, and says not noticing them would have been impossible.
“The modern and well-designed office frontage and premium marketing really stood out from the sea of real estate agencies," he says.
“It was clear that Peard had an edge, they were doing something right and I wanted to be a part of it,” says Wayne.
The Bull Creek area and surrounding suburbs had been experiencing some notable growth and with only a select number of real estate options for residents to choose from, so Wayne was quick to seize the opportunity to make an impact.
“Bull Creek has always been my ‘real estate’ backyard, and I felt the quality, image and professionalism of the Peard Group would be a great fit for the area, especially at the Stockland Shopping Centre where no other agency existed.
“After several discussions with Peter Peard, it was clear that there would be a lot of value in opening a Peard office in the area."
Located in the heart of Bull Creek at the Stockland Shopping Centre, the office offers listed properties unmatched exposure, with foot traffic remaining at a constant level throughout the day.
With a staff of 11, Peard Real Estate Bull Creek is still in its early growth stages, but has already made an impressive impact in local property sales, currently holding roughly 25% market share.
Wayne and his team remain hopeful that this figure will only continue to rise, cementing them as the area's first choice in real estate by this time next year.
Aside from its notable central location, Wayne credits much of the office's success to a professional and hardworking team who are dedicated to making the office ‘number one’.
Marg Kudla, the office’s Leeming area expert has been with the team since the beginning and says the office gives residents a fresh approach to real estate.
“For years the area offered quite a standard and traditional real estate service with the same agencies controlling the market for some time," says Marg.
“We are new, passionate and most importantly we’re excited to be here, and that really comes across when we are speaking with our clients.
“We offer the whole package, a premium brand, in-house broking services, a professional approach and innovative marketing.
“I’m regularly receiving comments about our point of difference and eye-catching marketing, which tells me we are certainly being noticed out there,” says Marg.
Despite the market downturn over the past few months, Bull Creek and the surrounding suburbs seem to have dodged any negative impact, reporting steady sales and an abundance of keen buyers.
Highly regarded Rossmoyne, Willetton and Leeming High Schools continue to attract many families into the area, particularly from Malaysia and Singapore where education is high on the priority list.
The area also offers higher education facilities with the Murdoch University campus located on South Street allowing students to continue their further education locally.
Sales Associate, Megan Stone has lived and worked in the area for a number of years and says the area has much to offer families.
“We have families coming to buy in the area from all over the world and we are starting to see a real trend in families from Asia who are moving to Perth and choosing the area for its family-friendly features.
“Many see the value in low density living, and the facilities and public transport options offered by the area are second to none.
“Education is on the top of many parent’s lists and the Bull Creek area offers some of Perth’s best private and public schooling options."
Broad, well-maintained streets, award-winning schools, quality medical facilities, a heap of cafes and restaurants, dozens of parks and sporting facilities for the whole family to enjoy are just a few attractions adding to Bull Creek’s allure.
As the area expands and new infrastructure is built, including the world-class Fiona Stanley Hospital, Wayne remains hopeful that the Bull Creek area will only become more appealing to potential buyers.
“There are a lot of reasons why people want to live in these areas.
“The local government is committed to creating more options for housing within walking distance of our railway stations as well as the re-zoning of areas to make way for subdivision opportunities.
“The area is growing and as more buyers come to the market, we will be there, offering the most professional real estate experience available”.
The office is looking forward to finishing their first year of business with a bang as they work towards their goal of making next year's “REIWA Top 100 Offices” list.
“With hard work, I think we will get there,” says Wayne.
And judging by the Bull Creek's team's strong start so far, who's to say they won't?
