Let’s face the facts - if the phone’s stopped ringing and your home just won’t sell, it’s time to bring in the experts.

So your property has been on the market for longer than you thought it would be when you first listed it. The flow of buyer enquiries has stopped. The market has hit a lull.

You can use every excuse in the book to explain why your home just hasn’t found a new owner but eventually you’ll realise that it’s time to ask yourself one simple question: why isn’t my house selling?

THE TICKING TIME BOMB

When properties sit on the market and continually reduce in price, they cry desperation and that alone will attract low offers and detract buyer interest. This ultimately costs you money. Eeek!

As a seller you need to ask yourself some hard-hitting questions. (Eeek again)!

•    Is your price realistic for your suburb and property type?

•    Have you skimped on the marketing campaign?

•    Did you fail to see the initial value in spending money to make the property “market ready” and attractive to buyers, and are now starting to see the light?

•    Are you getting some objections from buyers that you’re not sure how to overcome?

You only get one chance at a first impression and you absolutely have to hit the market with a bang. The first two weeks are crucial to your campaign. As you may have read in our last issue … oh boy, do buyers judge!

READ BETWEEN THE LINES

Luckily real estate marketing websites show the number of visits your property has received. You can use this as a good indication or score card, if you wish. If you’ve had hundreds of visits and the result is minimal home open attendees or no offers then BINGO - there’s a big clue that something’s not right with your approach to selling.
