These are common questions buyers ask themselves and their agent when going to market. There is a multitude of things you can do to increase the value of your home and today we would like to talk about showcasing the selling points correctly. One key thing to remember is that often buyers find it very difficult to imagine what to do with empty spaces, so you must plant the seeds for them to imagine their lifestyle in your home.
Try and be creative with your spaces to SHOW buyers what it can be used for. Also, to give your agent tools to sell your property for a higher price.
You have a landing at the top of the stairs, how about converting that to a second sitting area? What about a beautiful pool, but over the years the kids moved out and it was too hard to maintain so you let it go green and crocodile infested?! Time to drain it and start again. Make it sparkling and enticing to buyers. Do you have beautiful doors off the master bedroom to a courtyard or balcony? Ensure this space has a little outdoor setting with some props, to show buyers that you would use it as an adult’s retreat.
A common scenario is the spare bedroom being used for storage. Let’s face it; we all need additional storage, no matter how much you already have! Or is the room being used as your washing/ironing room? Ensure that when preparing your home for sale, you put a bed in and dress the room as a bedroom. A four bedroom property is more valuable than a three bedroom plus storage.
